Although, buyer traffic at open houses are decreased, along with walk-ins and phone calls, people still buy and sell in all markets!
Here are some tips for sellers in a cool real estate market:
- Price your home correctly. Remain competitive by following the market. Price changes occur as time goes by and you may have to adjust your price.
- Offer incentives before lowering your price. Some incentives such as paying the condo fees for a year, paying points or closing costs for the buyer or leaving furniture behind are interesting to buyers.
- Make sure you beef up your ad in the MLS or in publications. Describe the home in detail with all the little extras. Mention the schools if that sets your property apart from others.
- Keep your home in the best showing condition while on the market.
- To make a contract work don’t require a huge deposit from the buyer although we all know that this is a big psychological commitment for a buyer.
- Make some minor cosmetic enhances to the exterior to bump up the curb appeal.Plant flowers, keep the lawn green and mowed.

Janis - These are hot tips for any real estate market, especially Port Orange, where it stays a bit hotter than the rest of the country. One of the incentives I like is a buydown of the interest rate. Sometimes, it can make the difference whether the buyer purchases from a builder with deeper pockets.

Great tips for Seller’s in a Cool Market. It looks as if the market in Port Orange Florida is not doing too bad. With a 94% List to Sell price, an average 123 DOM and 52 homes sold in October, things are pretty good.
